Working with Laurent
What does "One Partner. Complete Project Delivery." mean?
It means one company owns your project from start to finish. Laurent handles design and planning, engineering, and construction, so responsibility for scope, quality and programme sits with one team rather than being split between several firms.
Can I hire Laurent for only one stage of a project?
Yes. You can appoint Laurent for a single service, such as interior design, a BOQ, MEP installation or construction to an existing design. The integrated model is available when you want it, not a condition of working with us.
Where is Laurent based?
Laurent is based at 14 Zaki Ragab, Smouha, Alexandria, Egypt. From Alexandria we deliver projects across Egypt, including Cairo.
What are Laurent’s working hours?
Our office hours are Sunday to Thursday, 8:00 AM to 5:00 PM. You can send a project inquiry or WhatsApp message at any time, and we reply during working hours.
What information should I prepare before contacting Laurent?
Prepare the basics: project type, location, approximate size, the stage you are at, and any drawings or photos you have. A target budget and timeline help too. If you do not have all of this yet, we can help you define it.
Cost & Planning
What is a Bill of Quantities (BOQ)?
A Bill of Quantities is a document that lists every item of work and material in a project with its measured quantity. Contractors price it line by line, which gives you a clear budget, comparable tenders and a baseline for valuing changes.
How does a BOQ protect my budget?
A BOQ protects your budget by fixing the scope before you build. Every contractor prices the same quantities, so bids are comparable, and any change during construction is measured against an agreed baseline instead of being negotiated from scratch.
When should I involve an engineer in my project?
Involve an engineer at the start, before the design is fixed. Early engineering input on structure, MEP space and site conditions is cheap and prevents redesign, clashes and site changes that are far more expensive later.
Why do construction projects go over budget?
Most overruns come from an unclear scope, late design changes and poor coordination between trades. A coordinated design, a measured BOQ and one team responsible for delivery address all three.
Engineering
What does MEP stand for?
MEP stands for mechanical, electrical and plumbing. Mechanical covers heating, ventilation and air conditioning (HVAC); electrical covers power, lighting, fire alarm and low-current systems; plumbing covers water supply, drainage and fire-fighting.
What is the difference between MEP design and MEP contracting?
MEP design produces the engineering drawings and specifications; MEP contracting installs, tests and commissions the systems. Laurent does both, so the people who design your systems also oversee how they are built.
What is HVAC?
HVAC stands for heating, ventilation and air conditioning. It is the mechanical system that controls temperature, humidity and air quality in a building, from split units and fan coils to central chilled-water plant and ventilation ductwork.
When is a steel structure the right choice?
Steel is the right choice when you need wide spans, open floors or a fast programme. It suits sports facilities, warehouses, halls and many commercial buildings, because members are fabricated off site and erected quickly.
What is testing and commissioning?
Testing and commissioning is the process of proving that installed systems work as designed before handover. Each system is checked, adjusted and operated under real conditions so problems are found by the contractor, not by the occupant.
Construction
What is turnkey construction?
Turnkey construction means one contractor delivers a finished, ready-to-use project. The contractor manages design, engineering, procurement, construction and commissioning, then hands over the keys. You deal with one party throughout.
What is the difference between design-and-build and traditional contracting?
In design-and-build, one company is responsible for both design and construction. In traditional contracting, you appoint a designer first and then tender the construction separately. Design-and-build reduces interfaces; traditional contracting separates the roles.
How is the right foundation type chosen?
The foundation is chosen from the soil conditions and the building’s loads. A site investigation shows what the ground can carry, and the structural engineer then selects footings, a raft or piles to suit it.
Does Laurent build both residential and commercial projects?
Yes. Laurent builds residential projects such as villas, duplexes and apartments, and commercial projects including fit-outs, MEP installations and steel-framed facilities.
Design & Planning
What does Design & Planning include at Laurent?
Design & Planning covers architectural design, interior and exterior design, and Bills of Quantities (BOQ). We take your brief, develop concepts, produce the drawings and specifications, and quantify the work so you know the scope and budget before construction begins.
Why plan and cost a project before construction?
Planning and costing first is the cheapest way to control a project. Changes on drawings cost little; changes on site cost time and money. A coordinated design and a BOQ let you compare options, set a realistic budget and tender or build against a fixed, measurable scope.
Can I use Laurent for design only, without construction?
Yes. You can appoint Laurent for design and planning only and take the drawings and BOQ to tender. Many clients continue with us into engineering and construction, because the team that designed the project already knows it in detail, but it is your choice.
Does Laurent work on design projects outside Alexandria?
Yes. Laurent is based in Smouha, Alexandria, and delivers projects across Egypt, including Cairo. Design work starts with a site visit and brief meeting, then continues through regular reviews in person or online.
How does design connect to engineering at Laurent?
Design and engineering are developed by one team. Our MEP and structural engineers review the design as it develops, so ceiling heights, shafts, plant space and structural spans are resolved early instead of being discovered as clashes on site.
Engineering
What is MEP engineering?
MEP stands for mechanical, electrical and plumbing engineering. It covers the systems that make a building usable: heating, ventilation and air conditioning, power and lighting, fire alarm and low-current systems, water supply, drainage and fire-fighting. Laurent designs, installs and commissions these systems.
Does Laurent design and install MEP systems?
Yes. Laurent handles both MEP design and MEP contracting. The engineers who design the systems also oversee installation, testing and commissioning, which removes the gap between a consultant’s drawings and a contractor’s interpretation of them.
Why coordinate MEP with the structure early?
Early coordination prevents clashes. Ducts, pipes and cable trays need space, openings and supports. When MEP and structural engineering are developed together, those needs are built into the design instead of being cut into finished slabs and beams on site.
Does Laurent work on steel structures?
Yes. Laurent engineers and builds steel structures, from design and shop drawings through fabrication, erection and connections. Steel suits wide spans and fast programmes, such as sports facilities, warehouses and commercial buildings.
Where does Laurent provide engineering services?
Laurent provides engineering services across Egypt. The headquarters is in Smouha, Alexandria, and the team also delivers projects in Cairo, including MEP installation for commercial facilities.
Construction & Delivery
Does Laurent handle both design and construction?
Yes. Laurent covers design and planning, engineering, and construction under one contract if you want it. One team carries the project from brief to handover, so you have a single point of accountability instead of managing separate designers and contractors.
What is turnkey project delivery?
Turnkey delivery means one company takes the project from brief to a finished, ready-to-use building. The contractor manages design, engineering, procurement, construction and commissioning, and hands over the keys. You deal with one party for scope, cost and programme.
What types of construction does Laurent deliver?
Laurent delivers residential and commercial construction, foundation works, steel structures and MEP installation. Past work includes a duplex apartment in the 5th Settlement, a padel facility built on a steel structure, and a commercial MEP installation in Cairo.
How does Laurent manage quality on site?
We manage quality by building against approved drawings and specifications, inspecting work at each stage, and testing systems before handover. The engineers who designed the project stay involved during construction, so questions on site are answered by the people who made the decisions.
What do I receive at handover?
At handover you receive the finished project with its systems tested and commissioned. The exact handover package depends on the project scope and is agreed at the start, so you know what documentation to expect before work begins.
